Description:
At auction on August 22 will be
the property of the late George O. Willard.
This property is approximately 8 acres in
size, with mature trees throughout the
acreage, including a beautiful blue spruce,
and a well established windbreak to the north
and west. There is a portion to the property
in crop ground. This would make a great
location to build your next home! There are
two small grain bins as well as wood frame out
buildings in rough condition. The house on
the property is being sold as is; it has a
known presence of mold, and has sustained
considerable damage due to moisture. There
has been a new submersible pump installed in
the well in recent years, and new electric
service to the house. The house is 1140 square
feet on the main floor, and the basement is an
additional 1140 square feet, with an
additional 420 square feet upstairs. There is
a 30 x 28 attached garage with known
foundation footing settling along the outside
edges. The Interested buyers should be aware
of these known defects in the property, view,
and bid according to their own judgment.
Terms: This is a cash
sale, meaning any needed financing will need
to be arranged prior to the time bidding
starts on the property. High bidder will
deliver a 10% earnest deposit at the
conclusion of the auction, and at that time
enter into a written purchase agreement. The
remaining balance will be due on or before
September 30, 2010, at which time possession
will be given to the majority of the
property. All of 2010 crop rent is paid to
the sellers, and possession of this portion
will not be given until after the 2010 crop of
soybeans has been harvested. Again property is
being sold AS IS!
