TERMS AND
CONDITIONS OF SALE: Cash with a 15% earnest
deposit the day of the auction and the balance on or
before March 23, 2012 the date of final closing. The
sale is subject to a 60-40 lease on the cropland acres
for the 2012 crop season only. At closing the buyer
will receive landlord possession of the cropland acres
and full possession of the balance of the land. Buyer
will receive all of the landlord share of the lease
income and buyer will be responsible for payment of
all of the 2012 taxes. Cost of title insurance and
closing escrow agent will be divided equally between
buyer and seller. Any base acres to which the property
is entitled shall pass to the buyer. Any needed
financing must be arranged prior to bidding, no bids
will be accepted that are subject to financing.
