1 mile West of the Norfolk Airport on South Airport Road at the corner of 553rd Ave. (also known as South 37th St.)

DIRECTIONS TO LAND:

From Norfolk South on Highway 81 to just South of the Elkhorn River Bridge at North Airport Rd., West 1 mile to 25th St., South 1˝ miles to South Airport Rd., then West 1 mile to 553rd Ave. (also known as South 37th St.)

The SEĽ of Section 7, Township 23 North, Range 1 West of the 6th P.M., Madison County, Nebraska.

GENERAL INFORMATION:

This level to very gently sloping land will be offered in various tracts and its entirety. The cropland has been in alfalfa production irrigated by a well and pivot system located on Tract #2.

SOILS:

In general, according to the USDA Soil Map, consist generally of: Thurman, Boelus, Ord, Elsmere and Loup loamy fine sand.

TRACT #1

80 Acres (more or less)

Legally described as the N˝SEĽ of Section 7, T23N, R1W, Madison County, Nebraska. This 80 acres is 100% farmable with a 3 year old stand of alfalfa. In past years, it has been irrigated by a well and pivot system located on Tract #2, however, if Tract #1 sells by itself, it will be sold as a dryland 80 acres.

The 2004 real estate taxes were $1,723.

FSA Information: Farmland 80.0 acres. Cropland 77.1 acres.

56.7 corn base acres with a 133 bu. yield.

20.4 soybean base acres with a 28 bu. yield

TRACT #2

60 Acres (more or less)

Legally described as the S˝SEĽ of Section 7, T23N, R1W, Madison County Nebraska, less 1 acre for power substation and less 18 acres (more or less) for the building site and an area of trees and pasture around the buildings and to the South. Tract #2 will contain the present cropland acres plus an area to be gained once a straight line, at a SE direction from the pivot can be surveyed out of an area now trees and pasture W & SW of the buildings. Buyers will put a new fence in at their expense within 90 days of closing.

Well & Pivot System information:

The well is 8" in diameter, 21’ static water level, 35’ pumping level, 143’ total depth set to pump at 800 gpm. Drilled 1984. Power to the well is supplied by a 40 h.p., U.S. Motors electric motor. The pivot system is a Valley 7-tower system.

The 2004 real estate taxes (including building site) were $2,225.00.

Legal Description:

(Survey will be required - cost of survey split between buyer and seller) That portion of the S˝SEĽ Section 7, T23N, R1W Madison County, Nebraska, containing the building site area of trees around it and pasture to the South. Improvements include a 2 bedroom home that has been well maintained. Wood floors run through living area. Newer propane furnace, septic system, electrical panel and roof. New water system with filter. One car garage. Water for the building site is provided by a submersible well located near the house.

Tax Information:

Taxed together with Tract #2 - total of $2,225.00

Combination of Tracts #2 & #3

No survey of building site required.

TRACT #5

Combination of Tracts #1, #2 & #3

TERMS & CONDITIONS OF SALE:

The terms of sale are cash with a 15% downpayment immediately following the auction. Buyer(s) will be required to enter into a standard written purchase agreement calling for the balance on or before April 19, 2005. Title insurance costs will be divided equally between buyer and seller.

The sellers will be paying the 2004 taxes with the buyer(s) paying the 2005 taxes in full. All improvements are being sold as-is with no guarantee as to condition.

Should the acreage sell separate from the cropland on Tract #2, the seller and buyers on Tracts #2 & #3 shall share equally in cost of survey. Survey results, should they show a difference in acres, will not change the sales price plus or minus to any tract. KaNeb Pipe Line Co. has an easement running from the middle of the South fence line of said property through Tracts 2, 3 and 1.
