North/central area of the property. Soils
consist of good producing Belfore as well as
Fillmore, Crofton and Nora. The 2005 taxes

TERMS AND CONDITIONS OF AUCTION :
The property will be offered as
two tracts of 160 acres each (NW1/4 & NE1/4)
then as one combined tract of 320 acres. The
property will sell in the manner creating the
highest total dollar selling price. Should the
property sell in 2 tracts and should a survey be
required the cost of the survey will be divided
equally between buyers and seller.
The terms of sale are cash with
a 10% downpayment immediately following the
auction and the balance on or before January 15,
2007, the date of final closing.
Sellers will be paying the 2006
taxes, buyers paying the 2007 taxes in full.
Title Insurance costs will be divided equally
between buyer and seller. Any announcements made
day of auction shall take precedence over any
earlier announcements, verbal or written.

The east
quarter has approximately 56 acres currently in
dryland corn, and the remaining acres are in grass,
with a nice dam tward the south end of the
property. The tenants have worked very well with
noxious weed control of this pasture, and utilized
proper management not overgrazing. This east 160
acre parcel is a very good pasture with the added
benefit of a flat 56 acre dryland field. This would
also be the ideal recreation hunting land with
income potential. The west 160 acres has the old
farm building site, and a fairly level dryland field
currently approx 85 acres of soybeans, and 25 acres
on the south end in corn.
