TERMS AND CONDITIONS OF SALE
The terms of sale are cash with a 15% down
payment immediately following the auction at
which time the buyer or buyers will be required
to enter into a written purchase contract
calling for the balance on or before March 1,
2007, the date of final closing. Possession on
final closing. The seller will be paying the
2006 taxes and the buyer or buyers paying the
2007 and all subsequent years’ taxes in full.
Cost of title insurance and the costs associated
with closing will be divided equally between
buyers and sellers. Should survey be required,
the cost of survey shall be divided equally
between buyers and sellers. Any difference in
acres, plus or minus, that might be determined
as a result of that survey shall not change the
sale price of that tract or any other tract
involved in this auction. Any and all base acres
which the FSA office shows the property to have
will pass to the buyer(s). Any announcements
made day of auction shall take precedence over
any earlier announcements, verbal or written.
