TERMS AND CONDITIONS OF SALE
The terms of sale are cash with a 15% down
payment immediately following the close of the
auction at which time the buyer or buyers will
be required to enter into a written purchase
contract calling for the balance on or before
Feb. 15, 2007, the date of final closing.
Possession on final closing. The seller
will be paying the 2006 taxes and the buyer or
buyers paying the 2007 and all subsequent years'
taxes in full.
Cost of title insurance and the costs associated
with closing will be divided equally between
buyers and sellers. Any and all base acres
which the FSA office shows the property to have
will pass to the buyer(s).
Any announcements made day of auction shall take
precedence over any earlier announcements,
