GENERAL INFORMATION: Native sandhill pasture/cropland with excellent development potential being surrounded by numerous pivot irrigated farms.  Irrigation well permits are in place.  Three phase power lines pass along the East boundary of the property.  Land lays mostly gently rolling to rolling.  A great opportunity to develop a half section or keep it as native pasture.  Probably some of the last land to be offered this land sale season.

LEGAL DESCRIPTION: The S½ of Section 13, Township 23 North, Range 8 West of the 6th P.M. Antelope County, Nebraska.

FSA INFORMATION: 61.5 Cropland acres with a 43.1 acre corn base and a 3.3 acre soybean base.

SOIL INFORMATION: (Per County Assessor records) 41 acres of Boelus loamy fine sand, 160 acres of Thurman loamy and fine sand, 95 acres of Thurman Valentine complex, 15 acres of Valentine fine sand, 1 acre of Loretto sandy loam, 8 acres of road use.  (A total of 74 acres are 0 to 3% slopes, 95 acres are 0 to 6% slopes, 143 acres 3 to 6% or rolling and 8 acres road use.)

TAX INFORMATION: Taxed as 320 acres.  2006 taxes $2,585.62.  Tax District 216 (Elgin Public).

TERMS AND CONDITIONS OF SALE: Terms of sale are cash with a 15% down payment immediately following the auction at which time the buyer or buyers will be required to enter into a written purchase contract calling for the balance on or before March 1, 2007, the date of final closing.  Possession on final closing.  The seller will be paying the 2006 taxes and the buyer or buyers paying the 2007 and all subsequent years' taxes in full.

 

Cost of title insurance and the costs associated with closing will be divided equally between buyers and sellers.  Any and all base acres which the FSA office shows the property to have will pass to the buyer(s).

 

The property will first be offered as 3 tracts, (the East 160 acres, the West 155.5 acres and 4.5 acres in the SW corner of the West quarter), then the 315.5 acres will be offered as one tract with the 4.5 acres remaining as one tract by itself, and the property will sell in the manner creating the highest total dollars for the sellers.

 

(Previous tenant will be removing a North-South fence near the center of the property.)
