AUCTION LOCATION: Bartlett, NE, at the Activities Room of the Wheeler County Fairgrounds.

LAND LOCATION: From Spalding, NE - Approximately 11-1/2 miles North.

LEGAL DESCRIPTION: All of Section 21 (except W1/2SW1/4), Township 22 North, Range 9 West of the 6th P.M., Wheeler County, Nebraska.

GENERAL INFORMATION: 560 Acres, more or less, of Native Sandhills Pasture with good grasses, fencing and windmill with big water supply tank.  Taxed as 560 acres, with the 2006 taxes in the amount of $2,011.76.

To drive to the property, the best route is to drive directly North of Spalding approximately 10-1/2 miles to the SW corner of Section 28, enter gate into Section 28 (which is directly south of property selling).  Cross Section 28, following trail, and enter Section 21 at South gate.

TERMS & CONDITIONS OF SALE: The terms of sale are cash, with a 15% down payment the day of the auction and the balance on or before April 9, 2007, the date of final closing and possession.  Cost of title insurance will be divided equally between buyer and seller.  The seller will be paying the 2006 taxes, and the buyer will be responsible for the 2007 taxes in full.
